Our desirable homes fly off the market – don’t wait to apply! Click the “Apply Now” button on the property listing you are interested in and complete our secure online application form.

* Application fees are required for each occupant aged 18 years and over. These fees are non-refundable regardless of the outcome of your application. Applications are reviewed and processed through our online system and multiple applications may be received at any given time. An application may take up to 2 business days to process and receive approval from reporting services i.e. criminal background check and credit history.

What to Expect

YOU’LL PAY YOUR HOLDING FEES

Holding fees are taken on a first-come, first served basis. The first person to pay the holding fee takes the home off the market. Our homes go quickly, so don’t wait!

  • Holding Fee Policy– All approved applicants must log in to the application portal and secure the home of choice within 24 hours of approval.  All applicants are required to place a $250* holding fee prior to having a lease generated.
      • The $250 holding fee becomes non-refundable once the holding fee payment is made. The holding fee will be credited towards the security deposit or other initial fees due 72 hours prior to the lease start date.
      • If you have not visited the home, please note the $250 holding fee will not be refunded in the event the home does not meet your needs*
      • Please note you may transfer your holding fee to up to 1 home after the payment.
      • Please note that the first applicant to pay the holding fee will reserve the home.
*If the property was pre-leased by SN Homes and the applicant was unable to view prior to the lease agreement, due to decisions made by SN Homes, the $250 holding fee will be returned to the applicant.

YOU’LL MAKE SURE THE HOME IS MOVE-IN READY!

You may have already toured the home, but we want to make sure the home is move in ready. Please assess the home to make note of any immediate repairs necessary prior to your move in date.

A Few More Things to Keep in Mind

UTILITIES:

Pursuant to the terms of your lease, resident(s) will be required to transfer and take financial responsibility for all utility services at the above listed address including, but not limited to:

  • Electricity
  • Gas
  • Water
  • Sewer
  • Trash Removal Service

RESIDENT RESPONSIBILITIES

Renting a single-family home means more freedom, space, privacy, and enjoyment; it also means responsibility. Settled Nomad Homes will take care of your home’s major maintenance issues, but you will be responsible for the routine upkeep of your home.
